We have made a proposal to aquire Station No. 4
A retired fire station in the central west side of Des Moines, Iowa.

The proposed use includes a dual use as a restaurant and music venue
ALSO SERVING AS AN EVENT SPACE

The stragety is to create a neighborhood friendly restaurant which is inviting to both area residents, and tourists alike.

Retention of the original curb appeal with minor changes to the aesthetic and some floor plan changes to the structure.

DURING THE TRANSITION we will work with our new development arm 27TH CENTURY DEVELOPMENT to make minor structural changes to accommodate the restaurant, and jointly work with ILLYRICUM ENTERTAINMENT LLC (WHOM WILL MANAGE THE VENUE) to insulate the venue for sound by insulating, and creating barriers between the rear wall, the ceiling, and the side walls, in addition to making consideration for moveable panels to insulate both sound and light on the front side of the venue so as not to be a distraction to drivers (light), and to be part of the neighborhood while respecting not only the noise ordinance, but also supporting and respecting the neighbors via the sound dampening design, so as not to be intrusive.

WHILE PROVIDING A NICE ARRAY OF IOWA RAISED BEEF AND PRODUCE
IN ADDITION TO SUPPORTING A
VEAGAN MENU

THE VENUE
WILL STRATEGIZE SHOWCASING LOCAL, REGIONAL, AND NATIONAL ACTS
WHILE ALSO SERVING AS A POTENTIAL EVENT SPACE FOR RENTAL

THE EXPERIENCE
WILL SUPPORT DINING IN TWO DIFFERENT SPACES
SO THAT PATRONS MAY CHOOSE BETWEEN ENJOYING THE SHOW
OR DINING SEPARATELY FROM THE MUSIC VENUE

LOCATION RESTS ON THE EDGE OF TWO PROMINENT NEIGHBORHOODS
FORMERLY KNOWN AS DES MOINES AFFLUENT UPPER WEST SIDE
NOW BEING THE HISTORICAL RIVERBEND NEIGHBORHOOD
AND BORDERING ALSO THE CHEATHAM NEIGHBORHOOD
NAMED AFTER WELL KNOWN CIVIL RIGHTS ACTIVIST

THE CITY
FOUNDED AS fort des moines in may of 1843
at the confluence of the des moines and raccon rivers
and then being moved 5 miles south to the permanent home of fort des moines
where in 1901 it was commissioned and came to be known for its historic role in training african american soldiers

access
located conveniently at 9th and university
which connect the central city to the south side
and the far reaches of western suburbs and to the east hwy 163
and iowas state fairgrounds
2-3 minutes from i-235
and 2 miles in any direction from a bicycle tral
we do plan to install bicycle racks, and in addition
will have vehicle parking easily accessed from 9th street

the idea
is the brainchild of underground hiphop artist and band manager
ninexruff
a des moines native
whom also was a founding sponsor and member of
the greater des moines music coalition
and served as
music commissioner for
the city of des moines
being appointed in 2006
