We have made a proposal to aquire Station No. 4
A retired fire station in the central west side of Des Moines, Iowa.
The proposed use includes a dual use as a restaurant and music venue
ALSO SERVING AS AN EVENT SPACE
The stragety is to create a neighborhood friendly restaurant which is inviting to both area residents, and tourists alike.
Retention of the original curb appeal with minor changes to the aesthetic and some floor plan changes to the structure.
DURING THE TRANSITION we will work with our new development arm 27TH CENTURY DEVELOPMENT to make minor structural changes to accommodate the restaurant, and jointly work with ILLYRICUM ENTERTAINMENT LLC (WHOM WILL MANAGE THE VENUE) to insulate the venue for sound by insulating, and creating barriers between the rear wall, the ceiling, and the side walls, in addition to making consideration for moveable panels to insulate both sound and light on the front side of the venue so as not to be a distraction to drivers (light), and to be part of the neighborhood while respecting not only the noise ordinance, but also supporting and respecting the neighbors via the sound dampening design, so as not to be intrusive.

SO THAT PATRONS MAY CHOOSE BETWEEN ENJOYING THE SHOW
OR DINING SEPARATELY FROM THE MUSIC VENUE
